Supporting Cupertino’s Green Building Program, Ralph Borelli and his development partners have won approval for 10900 North Tantau, a headquarters-class, single-tenant, 102,540 sq. ft. office building in the heart of Cupertino. Developed by Tantau Investments, LLC, acting as principals — including Ron Tate, Larry Wallerstein, John Salera, and Borelli – the two-story building embodies the principals’ long-standing commitment to environmental remediation and reuse of in-fill land, and has been designed to meet “green” standards for the structure’s core and shell under the U.S. Green Building Council’s LEED Silver guidelines |
The 6.6 acre site is in centrally located in Vallco Industrial
Park near the intersection of North Tantau Avenue and Homestead Road – adjacent to Apple and
HP campuses and directly behind the new Kaiser Hospital. The highly desirable, difficult-to-enter
Cupertino market offers easy access to major transportation arteries, services and housing.
Plenty of parking will be provided – 500 spaces for a medical tenant, or 416 spaces for standard
office uses. Borelli Investment Company and John Salera of Freestone Properties are jointly
marketing the building. |

Club Auto Sport Celebrates the Official Groundbreaking |

Club Auto Sport — a unique condominium facility that combines safe, secure car storage with an exclusive club for automobile and motor sports enthusiasts as well as avid car collectors — held its groundbreaking at 521 Charcot Avenue in San Jose last fall. Several hundred collectors, motor sports fans, city officials, and other dignitaries attended the catered event planned by Borelli Investment Company in conjunction with the groundbreaking. 10,000 square feet — plus a 10,000 square foot showroom as well as banquet and hospitality

That’s why Borelli hired Steve Peterson — whose career has taken him from a large NYC CPA firm with several clients well known on Wall Street to fast-rising Silicon Valley startups — as Chief Financial Officer (CFO). |
Peterson’s career includes stints at Main Hurdman in New York, Capital Cities/ABC (eventually
purchased by Disney), and book publisher, HarperCollins of San Francisco, a division of News
Corporation. In 1996, Peterson co-launched an Internet startup that grew quickly before being
acquired by a public telecom company (GST). Peterson, a CPA, resides with his family in Danville. More |
