1955. Disneyland opens. Rock and roll debuts. Bill Gates, Microsoft’s co-founder, is born. And in San Jose, Nelo G. Borelli starts a business that would become Borelli Investment Company.

We don’t claim to be as big as Elvis Presley, Bill Gates, or even Mickey Mouse. Putting You in the Driver’s Seat this Summer

You think the real estate market is heating up? It doesn’t get any hotter than this. The inaugural San José Grand Prix Champ Car event comes to the streets of downtown San Jose this July 29 – 31, and Borelli Investment Company will be putting some lucky customers in the heat of the action.

One of Ralph Borelli’s passions is motor car racing. Borelli owns a vintage Winston Cup race car, which won the pole position in the 1992 Daytona 500. Ralph continues to race it today in NASCAR’s Historic Stock Car Racing Series (HSCRS), which will be part of the San Jose event.

Borelli Investment Company is involved with the San José Grand Prix, which will see Champ Cars hitting speeds of over 200 mph on a 1 1/2 mile, 10-turn course around the San Jose Convention Center. The race features a week-long festival both on and off the track, including music, interactive games, beach volleyball, driver autograph sessions, and a street festival. There will also be an opportunity to help with a very worthy cause—Canary Fund—an organization dedicated to beating cancer by finding new ways to detect the disease in its earliest stages (like canaries in a coal mine). A Less-Taxing Way to Own Office Space

For years, owning business property has been the province of larger corporations. In today’s real estate market in Silicon Valley, a new option has emerged for small to mid-sized businesses—with Borelli Investment Company leading the way.

Companies can purchase office or industrial condominiums on a much smaller scale, and take advantage of ownership’s benefits such as accelerated depreciation, tax benefits, and potential long-term appreciation. With SBA financing requiring only 10 percent down, in come cases the benefits may virtually offset the initial cash needed for the down payment. In Silicon Valley, commercial land sales are very different from those in the Central Valley or other parts of North California. Here, very few large undeveloped parcels remain. As a result, successful land sales often involve working closely with owners to reposition a property, or to assemble a number of smaller pieces into a larger parcel with greater market value.
