"Recycling" is Changing the Valley's Landscape

Millions of square feet of commercial space were constructed in Silicon Valley for the high technology industry in the 1970s and 1980s. But over the past decade, a lot of manufacturing jobs have moved elsewhere. This has left a glut of vacant industrial buildings with functionally obsolete space on the market, with few prospects to fill it up.

The answer is Silicon Valley’s own version of “recycling”: converting millions of square feet of outdated commercial space into desperately needed residential space, or other uses such as business condominiums. It’s big business. According to a recent study, nearly 16.4 million square feet of commercial space at 150 sites are in the process of being converted to residential offerings.

Borelli Restructures Management Team with Familiar Faces

The titles have changed, but the faces haven’t. To continue to serve its clients better, Borelli Investment Company has promoted two long-time executives with a combined 37 years with the company, allowing Ralph Borelli to refocus his role a bit.

Buddy Parsons has been elevated from vice president-asset management to president. Tom Purtell steps up as chief operating officer of the company. Ralph Borelli retains his title as CEO of Borelli Investment Company and will concentrate on longer-range planning, development projects, and land transactions—for the latter of which, he was just honored again as ASVB Land Broker of the Year and CoStar Power Broker for 2005.
