A barber, a pediatrician, a pharmacist and a Santa Clara Valley rancher have teamed up with a local real estate firm to bring San Jose its first industrial park development in the city’s industrial reserve north of Trimble road.
Official groundbreaking ceremonies featuring city officials and project developers were held Tuesday for Bonaventura Industrial Park, an 18 acre development on First street, just north of Trimble road.
The development is a joint venture of Borelli Real Estate, represented by Nelo and Vic Borelli; Nick Baggese, a San Jose barber; Dr.Max Ibsen, a San Jose pediatrician; Harry Ross, former owner of Hyde Park and Kaiser pharmacist in san Jose; and Attilio Bandoni, area rancher and developer. |
Nelo Borelli, who developed Borelli Industrial Park in Santa Clara, said the San Jose project will feature 24 separate parcels in sites ranging from two-thirds of an acre to four acres.
The property is zoned for both light and heavy industrial. Borelli’s Santa Clara industrial project is now fully occupied with 75 different industrial and commercial operations.
Total investment value for the new park, Borelli said, will reach $4.5 million when fully developed.
“We plan to develop Bonaventura very similar to our Santa Clara Park,” Borelli said, “seeking out the owner or user client and that type client who will construct multi-tenant ‘spec’ buildings,”
Borelli added that a major factor in the decision to begin development of the park was the cooperation received from the city and its Office of Economic Development headed by Stan Twardus.
“The City of San Jose has had the foresight to make provision for water and sewer capability to be established along North First street through the Alvisio area,” he declared.
